Commercial Tile Flooring Installation

Lobbies, restrooms, restaurants, and corridors that meet the public every hour need floors rated for it. Commercial tile, set to commercial standards, is how a floor stays an asset through multiple tenant cycles.

Public-space tile is its own discipline

Commercial tile work starts where residential specs stop: porcelain rated for the traffic class, slip resistance chosen against codes and insurance realities, movement joints engineered for large fields, and setting materials rated for the loads a lobby or corridor actually sees. The layout math scales too, because a big field forgives nothing: lines that drift an eighth of an inch per row are a foot out by the far wall.

We run commercial tile projects with the same operational respect as our other business work: phased zones, off-hours scheduling, protected paths, and coordination with other trades when the flooring is part of a larger build-out. The paperwork, submittals, product data, and maintenance documentation, comes standard, because commercial clients need files, not just floors.

What the job includes

  • Traffic-class and slip-rating specification against codes
  • Large-field layout with engineered movement joints
  • Substrate prep to commercial flatness and load specs
  • Phased, off-hours installation around operations
  • Epoxy grout and sealed-joint options for hygiene-critical spaces
  • Submittal and maintenance documentation for your files

How commercial jobs run

Scope and schedule

We walk the space with you or your property manager, nail down the scope, and build a schedule around your business hours, nights and weekends included.

Site protection

Work zones contained, walkways kept safe and open, dust and noise managed so you can keep operating while we work.

Phased installation

Large floors go in phases so part of your space stays usable. Materials are spec'd for the traffic your business actually sees.

Punch list and handoff

We walk the finished floor with you, clear the punch list, and hand off maintenance guidance so the floor lasts.

What separates commercial tile that lasts from tile that fails

Commercial tile failures concentrate at three points: slip ratings ignored until an incident, movement joints omitted from big fields until the tenting appears, and substrate deflection dismissed until grout lines crack across the corridor. All three are cheap on day one and expensive forever after. Our specifications put them in writing, which protects your floor and, frankly, documents your diligence.

Grout selection deserves commercial attention too: cementitious grout in a restaurant or restroom is a maintenance subscription, while epoxy grout costs more once and stays sealed against staining and scrubbing chemistry for the floor’s life. For public-facing and hygiene-critical spaces we quote epoxy by default and explain exactly what the difference buys.

What working with us looks like

You deal with the owner, start to finish. Thiago quotes the job, the same crew does the work, and the site gets left clean enough that the only evidence we were there is the floor. Licensed, certified, insured, and honestly reviewed at 5.0 on Google. The company exists because Thiago wanted to treat every client like family, and fourteen years of referrals say the idea works.

Materials specified, not just supplied

Commercial flooring is bought by the spec sheet, and we read them for a living: traffic classifications, wear ratings, slip coefficients, rolling-load numbers, and the warranty terms hiding behind the marketing. Sourcing through ProSource Wholesale and commercial distributors keeps material pricing competitive, and speccing honestly keeps the floor from becoming a line item again in three years.

Every commercial proposal we write names the products, their ratings, and why they match your space’s actual use. If a cheaper product genuinely meets your traffic, we will offer it. If the bid next to ours got cheap by dropping a rating your business needs, we will show you exactly which line to compare. Floors are easier to buy well when the paperwork is honest.

Where we do this work

Commercial tile takes us into restaurants in Kansas City, MO, medical restrooms and corridors in Overland Park, and lobby work across Olathe.

Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. What slip rating does my business floor need?

Depends on the space: dry lobbies, wet restrooms, and commercial kitchens each carry different requirements under codes and insurance guidance. We spec the rating per zone and document it, which matters exactly on the bad day you hope never comes.

Why do large tile floors need movement joints?

Because buildings and slabs move, and a rigid field with nowhere to flex eventually tents dramatically. Engineered joints, hidden along grout lines, absorb that movement invisibly. Omitting them is the classic big-field failure.

Is epoxy grout worth it for a business?

In public restrooms, restaurants, and any hygiene-critical space, almost always. It never needs sealing, shrugs off staining and harsh cleaning, and survives scrub cycles that erode cement grout. Higher install cost, lower lifetime cost.

Can tile be installed while we stay open?

Yes, in contained phases with cure windows respected. Tile has non-negotiable setting and grouting stages, so the phasing plan is honest about which zones close when, and for exactly how long.

How long will a commercial tile floor last?

Specified and set properly, through multiple tenant cycles: twenty years is conservative and forty is common. It is the longest-horizon floor in the commercial catalog, which is why the up-front discipline pays.

How do I get a price for commercial tile flooring installation?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
