Most solid hardwood can be sanded and refinished several times, even floors that look rough. Deep water damage, severe cupping, or boards sanded too thin over the years change the answer. Thiago will look at your floor and tell you honestly which side of the line it falls on. Refinishing usually costs a fraction of replacement, so we always check that first.

With our dustless sanding rigs, very little. Every machine we run, from the big drum sanders to the edgers, connects to vacuum containment that captures the overwhelming majority of dust at the source before it ever reaches your air. You will still want to wipe a shelf or two afterward, but your house will not be coated white. It is a different experience from old-school sanding.

A straightforward install in a couple of rooms usually runs two to four days. Refinishing adds cure time between coats, so figure three to five days depending on the finish. Bigger homes and commercial spaces take longer. You get a real schedule before we start, and we keep to it.

Yes. We move furniture, tear out the old flooring, haul the debris away the same day, and repair and flatten the subfloor while it is exposed. Floor removal and replacement is one of our standing services, so the whole job runs through one crew instead of three subcontractors you have to schedule and chase yourself.

Depends on the floor, the square footage, and what the subfloor is hiding, so we do not guess over the phone. Call and Thiago will come take a look, usually within a few days, and give you a straight price in writing. No pressure and no games with the number afterward.

Yes. Hardwood Kings is locally licensed, certified, and insured, and we have been operating in Shawnee since 2012. If you want to verify anything before we start, ask and we will show you the paperwork. We would rather you check than wonder.

Yes. Kansas and Missouri both, with the same crew and the same pricing discipline. Our fifty mile radius from Shawnee covers Johnson, Wyandotte, and Jackson counties, which means Overland Park and Brookside are equally home turf. Roughly a third of our work is on the Missouri side in any given year.

We look at the rooms, ask how your household actually lives, and lay out honest options at more than one budget with real samples you can hold against your trim. The right material depends on the room more than the brochure: solid wood for living spaces, waterproof vinyl where water lives, tile in the bath, laminate where budgets lead. We will tell you when the cheaper option is genuinely the better one, because it often is.
