Glossy refinished red oak floor running through a great room in Olathe, Kansas
Olathe, KS

Olathe hardwood floors sanded back to bare wood

Most of what looks like a worn-out floor in Olathe is a worn-out finish sitting on perfectly good oak. Refinishing takes the old coating off and builds a new one back up, for less than replacement costs and in about a week. It is the work we do most.

What a refinish actually does

Most of the work is removal. We take the old coating off in progressive sanding passes until we are down to clean wood, swap the boards that are past helping, fill the gaps that will stay filled, and only then start building finish back up in thin coats. The floor you end up standing on is the floor you already own.

Olathe hands us a different floor than the older parts of the metro do. The county seat has grown faster than anywhere else around here for thirty years, so most of what we walk into out this way went down between the mid nineties and a few years ago: three-quarter builder oak through Stonebridge and Boulder Creek, engineered plank in newer Cedar Creek sections, prefinished product with a factory bevel between every board. Those sand differently than postwar strip oak, and the bevels in particular change what a resand can deliver.

Downtown Olathe is the exception, and a welcome one. The houses off Santa Fe Street that predate the war carry narrow strip oak nobody has ever put a big machine on. Those come back beautifully. Same crew, slower hands.

Where the week goes

  • Wear layer measured at a vent before anything gets quoted
  • Furniture out, return vents sealed, doorways masked off
  • Rough cut, then finer grits until the boards read flat
  • Board swaps and gap fill before any finish goes down
  • Stain samples brushed on your own floor, judged in your own light
  • Sealer and topcoats, thin, cured on the schedule the chemistry needs

Living in the house while we work

The dust question

Our sanders run into vacuum containment, so the fine stuff that used to coat every picture frame in the house mostly never gets airborne. We still seal return vents and mask doorways. Expect a little fine dust on high surfaces. Nothing like the white fog your parents remember.

The noise

Loud, for a few hours a day, in whichever room we are working. If you take calls from a home office, say so and we will sequence rooms around your schedule. Drum sander hours are the loud ones. Buffing and coating are close to quiet.

Where you sleep

Most families stay put. When the layout allows it we finish in sections so there is always a dry path from the door to a bedroom. Pets are the harder part, and a crate or a couple of nights elsewhere is worth planning for.

Cure time

Sock traffic the next day, furniture back in three or four days, rugs after a couple of weeks. Those numbers are not padded. Put a rug down early and you will lift a dull rectangle off a floor you just paid for.

Not every floor gets the machine

A floor holds a finite number of sandings, and out here that number runs smaller than people expect. Solid three-quarter oak can usually take three or four passes across its life. Engineered plank is a veneer over plywood, and the veneer on a builder-grade Olathe install can be thin enough that one careless pass goes through it, which nothing fixes. We pull a vent cover, measure what is actually there, and tell you the number. If the answer is no, you get the no.

Moisture is the other thing we check, and Olathe makes us check it harder. Plenty of these subdivisions went up on old farm ground, with crawlspaces and slabs that move water in ways the older parts of the county do not. A floor cupping along the seams is telling you about the space underneath, not the finish on top. Sand a cupped floor flat before it has dried out and you own a crowned floor six months later. We meter the wood and the subfloor first.

Who shows up

Thiago started this company in 2012 because he wanted to answer for his own work, and he still does. He takes the call, drives out from the Shawnee shop, writes the price, and the crew that quoted your Olathe floor is the crew standing on it. Locally licensed and certified, rated 5.0 on Google.

The part you actually get to pick

Refinishing is the one moment you can change the color without buying a new floor, and plenty of Olathe owners take it. The builder oak that came with a 2004 house is usually a middling honey tone nobody chose on purpose. Go lighter, go darker, or go natural and let the oak be oak. A chip from a store will not read the same in your kitchen, so we brush your top two or three choices onto the sanded floor and let you look at them in morning light and again at night.

Sheen matters more than people think and gets less thought than color. Gloss shows every crumb and every paw print. Matte hides dust and reads modern, but a scuff is harder to buff out later. Satin sits in the middle and is where most Olathe households with kids and a dog land. We run LOBA waterborne finishes and hold their cure schedule instead of rushing you back onto the floor. When boards need replacing, the new wood comes through ProSource Wholesale, matched for species, width, and grade so the repair disappears into the field.

Around Olathe

We are about fifteen minutes northeast, so a walkthrough gets scheduled fast and a follow-up question never turns into a two-week wait. Refinishing keeps us busiest through Havencroft and Brougham and the older homes near Lake Olathe. Here is everything else we do in Olathe, and the rest of Johnson County.

Families in the Olathe Northwest and Olathe East areas usually call in summer, between school years, when the house can be handed over for a week. If your timing is tighter, tell us what you have and we will say plainly whether it fits.

My floor is prefinished with a groove between every board. Can it be sanded?

Usually, and the grooves are the first thing to check. Sanding flat removes those factory bevels, which most people prefer, but reaching the bottom of a groove means taking wood off the entire surface. On a thin engineered wear layer that is the difference between yes and no.

How long will the house be tied up?

Four to five working days for a typical Olathe main level. Add a day if you want a stain color, because color needs its own drying time before sealer goes over it. You get the day by day schedule before we start.

We have a big dog and dark spots by the back door. Will those sand out?

Surface staining usually does. Black spots that soaked into the grain do not, because that stain is in the wood and not on it. Those boards get cut out and replaced during the same job, then stained and coated with everything else.

Can you do the main level and leave the bedrooms for later?

Yes, and plenty of Olathe jobs run that way. Fair warning: a freshly refinished room next to an untouched one is an honest comparison, and people who meant to stop at the kitchen often call back inside a year. We will price both scopes at once.

The previous owner already had it refinished. Can it go again?

That is why we measure instead of guessing. Every pass takes wood off, and a floor that has been through two already may have one left or none. We check thickness at a vent or a closet corner and tell you the number we saw.

How do we get a price for refinishing?

Call (913) 915-3193 or send the contact form with the rooms, the rough square footage, and what is on the floor now. Thiago drives down from Shawnee, measures, checks moisture, and hands you a firm price in writing that does not move once the machines start.
