Hardwood Floor Maintenance
Hardwood floors do not wear out. Their finish does. Catch the finish before it fails and a maintenance coat costs a fraction of refinishing, with no sanding, no dust, and one day of your life.
The maintenance coat, the industry's best-kept boring secret
A screen-and-recoat is simple: we abrade the existing finish lightly, clean thoroughly, and lay a fresh coat of compatible finish over the top. Done every handful of years, it keeps a sacrificial layer between shoes and wood forever, and your floor never reaches the worn-through stage that requires full sanding. It is the cheapest per-year floor care that exists, and most homeowners have never heard of it.
The catch is timing. A recoat only works while the old finish is intact. Once traffic lanes wear through to gray bare wood, the recoat window is closed and full refinishing is the honest fix. If you are unsure which side of that line your floor is on, that is exactly the kind of look Thiago does for free.

- A realistic maintenance calendar for your household’s traffic
- Straight guidance on products to use and to avoid at home
How the job runs
The walkthrough
Thiago comes out, looks at the floor and the subfloor, measures, and talks through what you actually need. You get a straight price in writing before anything starts.
Prep and protection
Furniture moved, vents sealed, adjacent rooms masked off. Wood acclimates on site so boards settle before they are fastened, not after.
The work itself
The crew that quotes the job does the job. Boards laid tight, sanding done in stages, finish applied in thin even coats with real cure time between them.
The walkoff
We walk the finished floor with you board by board. Anything you flag gets fixed before we call it done, and the site gets left cleaner than we found it.
The supermarket products working against you
Most floor-care regret starts in the cleaning aisle. Polish and restore-shine products build a soft, smeary layer that new finish cannot bond to, and wet mopping pushes water into board seams. When we find a polished floor, honesty requires telling you the buildup must be chemically stripped before any recoat can hold, which adds cost that a spray-and-microfiber routine would have avoided entirely.
The good news is that proper hardwood care is cheap and lazy: dry dust removal, a barely damp microfiber with a cleaner made for polyurethane floors, felt pads under furniture, and mats at the doors. Your floor does not want products. It wants the absence of them.
The way we do business
No sales scripts, no pressure, no mystery math. You call, Thiago comes out, and you get a straight price in writing with the reasoning attached. If your floor needs less than you feared, you will hear that too, because we would rather keep a neighbor than win an invoice. We have been running this way in Shawnee since 2012, we are licensed and insured, and the 5.0 Google rating is the receipt.
Materials we stand behind
We buy wood through ProSource Wholesale, which does two things for you: contractor pricing on brand-name flooring, and access to the full catalog instead of whatever fits in a showroom. Oak, hickory, maple, walnut, and specialty species in solid and engineered construction, in widths from classic strip to wide plank. You look at real samples in your own light before anything is ordered.
Finishes get the same care. We work with commercial-grade waterborne and oil-modified systems, matte through gloss, and we will tell you honestly how each choice ages, shows dust, and handles your household. The cheapest material on the shelf and the most expensive rarely win; the right middle is where value lives, and we will show you where that is for your project.
Where we do this work
We run maintenance coats across the metro, and realtors in Leawood and Prairie Village book them before listings because a one-day recoat photographs like a new floor. Busy family homes in Olathe are on standing schedules.
Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. If you are anywhere in the KC metro and need hardwood floor maintenance handled by people who do it every week, you are inside the circle.

(913) 915-3193hardwoodkingsinc@gmail.comHow often should hardwood floors get a maintenance coat?
Every three to seven years depending on traffic, dogs, and entry grit. A quiet adult household stretches longer; a big family with a retriever sits at the short end. We will give your floor an honest interval after seeing it.
How is a recoat different from refinishing?
A recoat abrades and re-tops the existing finish, one day, no dust, modest cost. Refinishing sands to bare wood and rebuilds everything, several days and several times the price. Timely recoats are how you avoid needing the second one.
Can you recoat a floor cleaned with polish products for years?
Only after stripping the residue, which we can do. Acrylic polish buildup rejects new finish, so the strip is not optional. Afterward we will set you up with a routine that never recreates the problem.
Will a recoat remove scratches?
Scratches in the finish, yes, they fill and vanish. Scratches through to raw wood need touch-up or board work first, which we handle during the same visit. Deep gouges are a refinishing conversation.
What should I use to clean hardwood floors?
Dry microfiber or vacuum with a hard-floor head, plus a lightly damp mop with a hardwood-specific cleaner. No steam mops, no vinegar, no polish, no oil soaps. Boring routine, decades of results.
How do I get a price for hardwood floor maintenance?
Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
