Tile Sealing

Sealer is the least glamorous product we apply and one of the highest-return: it keeps coffee out of your grout, wine out of your travertine, and years of grime from bonding permanently to porous surfaces.

What sealing does, and what it protects

Cementitious grout and natural stone are porous: they drink whatever lands on them, and stains that soak in become part of the floor. Penetrating sealers fill those pores so spills sit on the surface long enough to wipe up like they would on glazed tile. The application is straightforward; the value is in doing it on schedule and doing it onto genuinely clean surfaces, because sealer locks in whatever is under it, including dirt.

That is why our sealing service leads with deep cleaning: machine scrubbing and extraction that pulls years of embedded grime out of the joints first. Half the transformation clients see is the cleaning itself; grout is often two shades lighter than anyone remembered. Then the sealer goes down on a floor worth preserving.

What the job includes

  • Deep machine cleaning and extraction before any sealing
  • Penetrating sealers matched to grout, stone, or both
  • Enhancing sealer options that deepen stone color when wanted
  • Full-floor or targeted wet-zone applications
  • Water-drop testing so you can verify the result yourself
  • A written resealing schedule matched to the room’s use

How the job runs

The walkthrough

We look at the substrate, talk layout and grout lines, and flag anything that needs correcting underneath. You get a straight price in writing.

Substrate prep

Cement board or membrane where it belongs, flat and fastened to spec. Tile is only as good as what it sits on.

Setting and grouting

Tiles set level with consistent joints, cuts kept tight at edges and penetrations, grout worked clean and sealed once cured.

The walkoff

Joint lines checked with you, haze buffed off, leftover tile boxed and labeled for future repairs.

Sealer myths, corrected

Sealer is not a force field. It buys you response time against stains, it does not make grout mop-proof forever or marble immune to lemon juice, and etching on calcareous stone is a chemical reaction no sealer prevents. Anyone selling sealing as a permanent transformation is selling; we would rather you know exactly what the product does, because used honestly, it still earns its cost several times over.

The other myth is that glazed ceramic and porcelain tiles need sealing at all: they do not, their surfaces are already glass-dense. On those floors it is only the grout that drinks, so that is what we seal. Paying to seal glazed tile faces is paying to wet a raincoat.

The way we do business

No sales scripts, no pressure, no mystery math. You call, Thiago comes out, and you get a straight price in writing with the reasoning attached. If your floor needs less than you feared, you will hear that too, because we would rather keep a neighbor than win an invoice. We have been running this way in Shawnee since 2012, we are licensed and insured, and the 5.0 Google rating is the receipt.

Materials we stand behind

Tile and setting materials come through ProSource Wholesale and trade suppliers at contractor pricing: porcelain and ceramic from manufacturers whose sizing runs true, natural stone sorted by hand, and the mortars, membranes, and grouts that the tile industry’s standards actually call for. The pretty part of the floor is a fraction of what goes into it staying pretty.

We will also talk you through grout chemistry, cementitious versus epoxy, sealed versus not, because grout is the part of a tile floor you live with daily. Epoxy costs more on install day and never asks for attention again; cement grout is economical and wants sealing on a schedule. Both are right answers in the right rooms, and we quote them side by side.

How often should tile grout be sealed?

Kitchens and main baths, every one to two years; quieter rooms stretch to three or more. The water-drop test tells the truth: if a drop darkens the grout instead of beading, the pores are open and it is time.

Does sealing change how the floor looks?

Standard penetrating sealers are invisible. Enhancing sealers deliberately deepen and enrich stone color, like the wet look, permanently. We sample both on your floor so the choice is made with eyes, not adjectives.

Can you get my grout clean before sealing, or is the gray permanent?

Machine extraction removes most embedded grime and usually shocks people with the before-and-after. Grout stained by dye or rust may not fully recover, and for those floors we talk regrouting or colorant honestly.

Is professional sealing better than the bottle from the store?

The products we use are commercial-grade penetrating sealers with longer protection windows, applied after true deep cleaning and in proper coats. DIY sealing over a lightly mopped floor mostly seals in the dirt.

Do natural stone floors need different sealers than grout?

Often, yes: stone chemistry and finish dictate the product, and calcareous stones want specific formulations. We match sealer to material rather than running one jug across everything, which is precisely the difference you are hiring.
