Hardwood Floor Restoration

Restoration is refinishing’s older, more careful sibling. It is for the 1920s quarter-sawn oak, the parquet entry, the floor with ninety years of family history that needs saving, not sanding into submission.

Saving old floors the conservative way

Old floors are usually better material than anything at the lumberyard today: tighter growth rings, quarter-sawn stability, species and cuts you cannot order anymore. Our restoration work treats that wood as irreplaceable, because it is. We measure wear layer before promising anything, sand no deeper than the floor requires, and rebuild color in layers that respect the original character.

Structural honesty comes first. Loose boards get re-fastened, failed past repairs get redone properly, missing pieces get remade from reclaimed or grain-matched stock. Only when the floor is sound do we bring back the surface. The goal is a floor that looks cared for across its whole life, not one that looks like it was made yesterday.

What the job includes

  • Wear-layer measurement and a written assessment before work starts
  • Conservative, minimal-removal sanding strategies
  • Board-level repairs with reclaimed or grain-matched stock
  • Parquet, border, and medallion repair and re-adhesion
  • Stain blending that honors the original color depth
  • Finish systems appropriate to the floor’s age and use

How the job runs

The walkthrough

Thiago comes out, looks at the floor and the subfloor, measures, and talks through what you actually need. You get a straight price in writing before anything starts.

Prep and protection

Furniture moved, vents sealed, adjacent rooms masked off. Wood acclimates on site so boards settle before they are fastened, not after.

The work itself

The crew that quotes the job does the job. Boards laid tight, sanding done in stages, finish applied in thin even coats with real cure time between them.

The walkoff

We walk the finished floor with you board by board. Anything you flag gets fixed before we call it done, and the site gets left cleaner than we found it.

Restoration is not always the answer, and we say so

Some floors are past saving: sanded to the tongues by past crews, deeply rotted from long-term leaks, or so patched with mismatched repairs that restoration would cost double a faithful replacement. When that is what we find, we tell you plainly and can source period-appropriate material to rebuild instead. What we will not do is take restoration money from a floor that cannot deliver a restoration result.

Be wary of anyone quoting historic floor work sight-unseen. Every old floor carries surprises under the surface, and honest restoration pricing follows an in-person look and often a small exploratory patch.

Why the crown on the truck

The royal treatment is not marble columns and markup. It is the owner answering your call, showing up when he said, telling you the truth about your floor, and standing behind the work afterward. Hardwood Kings has run on that definition since 2012: family-run, licensed and certified, insured, and rated 5.0 by the people of the KC metro who have already hired us.

Materials we stand behind

We buy wood through ProSource Wholesale, which does two things for you: contractor pricing on brand-name flooring, and access to the full catalog instead of whatever fits in a showroom. Oak, hickory, maple, walnut, and specialty species in solid and engineered construction, in widths from classic strip to wide plank. You look at real samples in your own light before anything is ordered.

Finishes get the same care. We work with commercial-grade waterborne and oil-modified systems, matte through gloss, and we will tell you honestly how each choice ages, shows dust, and handles your household. The cheapest material on the shelf and the most expensive rarely win; the right middle is where value lives, and we will show you where that is for your project.

Where we do this work

Most of our restoration calls come from the metro’s historic neighborhoods: Mission Hills estates, Hyde Park and Brookside in Kansas City, MO, and the century homes of Strawberry Hill in KCK.

Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. If you are anywhere in the KC metro and need hardwood floor restoration handled by people who do it every week, you are inside the circle.

What is the difference between restoration and refinishing?

Refinishing renews a healthy floor's surface. Restoration rescues a compromised or historic floor: structural repairs, matched board replacement, conservative sanding, and color work that preserves age character rather than erasing it.

Can you restore parquet floors?

Yes, and we enjoy it. Loose blocks get lifted and re-adhered, missing pieces remade, and the field refinished as one. Parquet is unforgiving of rushed work, which is exactly why we like it.

My floor has been painted. Can it come back?

Usually yes. Paint comes off with careful sanding and sometimes stripping in delicate areas. What is underneath is often lovely wood that was painted during a mid-century trend. We check a test patch first.

Is restored old wood really better than new hardwood?

Frequently, yes. Old-growth boards are denser and more stable than most modern stock. When a historic floor can be saved, you end up with better material than money can currently buy.

How do you price restoration work?

After seeing the floor, always. Thiago walks it, checks wear layer and structure, and gives you a written price with the unknowns called out honestly rather than buried in fine print.

How do I get a price for hardwood floor restoration?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
