Cracked floor tile being carefully removed for replacement

Tile Repair

One cracked tile in a fifteen year old floor should not mean a new floor. Swapping tiles invisibly is fiddly, patient work, and it is a service most tile crews will not bother with. We bother.

Surgical tile replacement

Replacing a cracked or chipped tile without disturbing its neighbors is the flooring equivalent of pulling one card from a house of cards: grind out the grout carefully, fracture the casualty inward, lift the shards, clean the bed, set the replacement flush, and re-grout to match. Done right, you cannot find the repair a week later. Done carelessly, you now have three cracked tiles.

The honest bottleneck is matching material. If you have attic stock from the original job, the repair is straightforward. If not, we hunt: suppliers’ back inventory, discontinued-tile dealers, and donor tiles hiding under appliances or inside closets. Dye lots vary, so even the same product number can read slightly different, and we test-fit before committing.

What the job includes

  • Single and multi-tile replacement with edge-safe removal
  • Grout grinding and rework matched to the existing color
  • Chip repair on glazed surfaces where replacement is impractical
  • Match-hunting for discontinued tile lines
  • Diagnosis of why the tile failed, movement, voids, or impact
  • Hollow-tile mapping to find neighbors likely to fail next

How the job runs

The walkthrough

We look at the substrate, talk layout and grout lines, and flag anything that needs correcting underneath. You get a straight price in writing.

Substrate prep

Cement board or membrane where it belongs, flat and fastened to spec. Tile is only as good as what it sits on.

Setting and grouting

Tiles set level with consistent joints, cuts kept tight at edges and penetrations, grout worked clean and sealed once cured.

The walkoff

Joint lines checked with you, haze buffed off, leftover tile boxed and labeled for future repairs.

A cracked tile is information

Impact cracks from a dropped pot are innocent one-offs. Cracks that run through multiple tiles in a line are the floor talking: something is moving underneath, a subfloor joint, a slab crack, or missing expansion room, and replacing the tile without addressing the movement schedules the same repair again next year. We tap out the field, tell you which kind of crack you have, and quote accordingly. Sometimes that means an uncoupling-membrane conversation instead of a one-tile swap.

Hollow-sounding tiles are the pre-crack warning: mortar voids beneath, waiting for the right heel strike. When we find them near your repair we will say so, because fixing them while the grout is already open costs little, and ignoring them costs another visit.

Why people call us instead of the big outfits

Hardwood Kings is Thiago Reis and his crew, not a call center with subcontractors. The person who looks at your floor is the person responsible for how it turns out, and the company’s whole reputation, fourteen years of it, rides on every job. We are licensed, certified, and insured, our Google rating sits at 5.0, and most new work comes from referrals and repeat customers. That is what treating clients like family earns, and it is the only marketing we have ever really trusted.

Materials we stand behind

Tile and setting materials come through ProSource Wholesale and trade suppliers at contractor pricing: porcelain and ceramic from manufacturers whose sizing runs true, natural stone sorted by hand, and the mortars, membranes, and grouts that the tile industry’s standards actually call for. The pretty part of the floor is a fraction of what goes into it staying pretty.

We will also talk you through grout chemistry, cementitious versus epoxy, sealed versus not, because grout is the part of a tile floor you live with daily. Epoxy costs more on install day and never asks for attention again; cement grout is economical and wants sealing on a schedule. Both are right answers in the right rooms, and we quote them side by side.

Where we do this work

Tile repair calls come from every direction: entry tiles in Overland Park, bath floors in Prairie Village, and rental-turnover fixes across Kansas City, KS.

Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. If you are anywhere in the KC metro and need tile repair handled by people who do it every week, you are inside the circle.

Can you replace one tile without breaking the ones around it?

Yes, with patience and the right sequence: grout comes out first, the damaged tile gets fractured inward, and neighbors stay protected throughout. It is careful work and it is exactly what this service exists for.

What if I do not have spare tiles from the original install?

We hunt discontinued stock through suppliers and specialty dealers, and can harvest donor tiles from concealed spots. When no match exists, we discuss intentional-accent solutions honestly rather than pretending a near-miss will blend.

Why did my tile crack with no impact?

Movement or voids underneath, almost always. Tiles bridge whatever gaps the mortar left, until they cannot. We diagnose the cause during the repair, because treating the symptom alone invites a repeat.

Can chips in tile be repaired without replacement?

Glaze chips can be filled with color-matched repair systems that look good at standing distance. For prominent locations or large chips, replacement remains the invisible fix, and we will tell you which your situation deserves.

Is regrouting part of tile repair?

Wherever we replace tile, yes, blended to the existing color including its age. Fresh white grout lines around a repair are the tell we specifically work to avoid.

How do I get a price for tile repair?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
