Keeping Prairie Village's original hardwood alive
Hardwood, vinyl, laminate, and tile for Prairie Village homes and businesses, from the family-run crew based twenty minutes away in Shawnee.
Floors we work on around Prairie Village
Prairie Village might have more original hardwood per square mile than anywhere else we work. The Cape Cods and colonials built here in the 1940s and 50s came with solid oak floors as standard, and most of them are still under foot, some under carpet, some worn bare, nearly all worth saving.
Refinishing is the heart of our Prairie Village work. These floors have been walked on for seventy years and they will take another seventy if they are sanded properly and finished with modern products. We also patch in board replacements where past plumbing leaks or wall changes left scars, lacing new oak into old so the repair disappears.

What we get called for most
A typical Prairie Village month for us includes two or three whole-house refinishes near the shops, gap filling and board repair in homes off Mission Road, and the occasional kitchen vinyl or tile install where owners want something waterproof next to the original oak. When additions get built, we match and extend the existing hardwood so the new space reads as original.

How a job runs, wherever you are
Every project starts the same way: you call or send the contact form, and Thiago sets a time to come see the floor in person, usually within a few days. He measures, checks what is under and around the flooring, and talks through options at more than one budget. Then you get a straight price in writing. Not a range that grows later, a price, with the reasoning attached.
On work days the crew shows up when we said, protects the parts of your home the job touches, and runs the equipment that keeps dust and disruption down, including vacuum-contained sanding rigs on refinishing work. Wood acclimates before it is fastened, subfloors get corrected before anything covers them, and finishes cure on the schedule chemistry demands rather than the one impatience prefers.
At the end you walk the floor with us. Anything you flag gets addressed before we consider the job done, the site gets left clean, and you keep a written record of the materials and finishes used so future repairs or additions can match. That is the whole system. It is not complicated, it is just consistently applied, and it is why our Google rating looks the way it does.
Materials come through ProSource Wholesale at contractor pricing, which means the hardwood, vinyl, laminate, and tile we quote costs you less than retail and the catalog runs far deeper than any showroom floor. Bring inspiration photos if you have them. We will bring samples that make sense for your rooms, your household, and your budget, and we will tell you plainly which upgrade steps are worth the money and which ones only look like it.
The short version
- Owner looks at every job in person
- Straight price in writing, no games
- Dust-contained equipment as standard
- Same crew from quote to walkoff
- Licensed, certified, and insured
- Site left cleaner than we found it

Ready when you are
For Prairie Village homes the first visit usually answers the big question fast: what is under the carpet, and how much life does it have left. If you are pre-purchase or pre-listing, we can often look within a few days and give you numbers that make the decision easy. And if you already know your oak is under there waiting, call before you rip anything up; the way carpet and tack strips come out affects how cheap the refinish is.

Need more help?
Thiago answers flooring questions all day and enjoys it.
(913) 915-3193hardwoodkingsinc@gmail.comThe floors in my 1950s Prairie Village home look gray and worn. Too far gone?
Almost certainly not. Gray means the finish wore through and the bare wood oxidized. Sanding takes it back to fresh oak. We see floors like this weekly and they refinish beautifully.
Can you fill the gaps between boards in my old floor?
Yes. Seasonal gaps in older strip flooring are normal, and during a refinish we fill the stable ones. Wide structural gaps get individual board work instead, and we will tell you which is which.
Can you match flooring in a new addition to my original oak?
That is a specialty here. We source matching species and width, lace the new boards into the old rather than butting them with a transition strip, and finish everything together so it reads as one floor.
How long does a whole-house refinish take in a typical Prairie Village home?
Usually four to six days depending on square footage and finish choice. We sequence room by room where possible and give you a real timeline in writing before we start.
Is dustless sanding really dust free?
Nearly. The vacuum containment on our machines captures the vast majority at the source. In lived-in homes full of books and family photos, which describes most of Prairie Village, that matters a lot.
Do you cover the rest of Johnson County, KS too?
Yes. From Prairie Village we also serve Overland Park, Leawood, Mission Hills, Westwood, Lenexa, Olathe and the properties between them, all on the same crew and the same written pricing. Neighboring referrals are easy to accommodate, and county-wide projects can share a single schedule.
