What refinishing actually involves
We sand the floor down to clean bare wood in progressive passes, repair or replace any boards that need it, fill stable gaps, then build the new finish in thin coats with proper cure time between them. Stain is optional. Half our customers go natural, half want a new color, and we sample stains on your actual floor in an out-of-the-way spot so you choose from reality instead of a chip card.
Our sanding rigs run vacuum containment, so the dust that used to make refinishing miserable mostly never enters your air. Most families stay in the house through the job. The result is a floor that looks and wears like new because, at the surface level, it is.

How the job runs
The walkthrough

Prep and protection
Furniture moved, vents sealed, adjacent rooms masked off. Wood acclimates on site so boards settle before they are fastened, not after.
The work itself
The crew that quotes the job does the job. Boards laid tight, sanding done in stages, finish applied in thin even coats with real cure time between them.
The walkoff
We walk the finished floor with you board by board. Anything you flag gets fixed before we call it done, and the site gets left cleaner than we found it.
When refinishing is the wrong call
We will not sand a floor that cannot take it. Boards get thinner with every refinish, and a floor sanded aggressively three times in its past may not have another pass left. We check thickness at a vent before quoting. If your floor is at the end, we say so and talk about replacement honestly instead of sanding through tongues and leaving you with a ruined floor and a paid invoice.
Water-damaged and pet-stained boards deserve the same honesty. Light staining often sands out. Black stains soaked deep into the grain usually do not, and the fix is replacing those boards, which we do as part of the same job. Anyone promising to sand out deep black stains is selling you a disappointment.

Oak, hickory, maple, walnut, and specialty species in solid and engineered construction, in widths from classic strip to wide plank. You look at real samples in your own light before anything is ordered.
Finishes get the same care. We work with commercial-grade waterborne and oil-modified systems, matte through gloss, and we will tell you honestly how each choice ages, shows dust, and handles your household. The cheapest material on the shelf and the most expensive rarely win; the right middle is where value lives, and we will show you where that is for your project.

Wear layer is the test. Solid hardwood usually has plenty; engineered varies by product. We measure at a floor vent or closet corner and give you a yes or no backed by an actual number, not a guess.
Can you change my floor color during refinishing?
Yes, that is the best time to do it. Lighter, darker, or a completely different tone. We test your top choices on the sanded floor itself so there are no surprises when the full coat goes down.
How long before we can walk on it?
Light sock traffic the next day for waterborne finishes, furniture back in three to four days, rugs down after a couple of weeks while the finish fully hardens. Oil-based takes longer and we will tell you exactly how long.
Does refinishing fix scratches and dents?
Scratches in the finish, absolutely. Dents and gouges in the wood itself sand down substantially or get board-level repairs. We flag anything that will remain visible before we start so you are choosing with open eyes.
What does refinishing cost compared to new floors?
Typically a third to half the cost of tearing out and installing new hardwood of similar quality. Exact pricing depends on square footage and condition, so Thiago looks first and then hands you a straight price in writing.
