Laminate Floor Replacement

The builder-grade laminate of the 2000s is aging out all over the metro: worn print layers, swollen seams, that hollow clack underfoot. Replacement is your once-a-generation chance to choose again with better options than existed last time.

Second time around, choose with today's menu

When laminate reaches the end, the reflex is buying newer laminate, and that is often right: the modern product is dramatically better than what came out. But the replacement moment reopens every door. Waterproof vinyl now exists and did not meaningfully before. Hardwood may make more sense than you think if you are staying long-term. And better laminate tiers cost less than most people expect. We lay out the real options against your rooms, your household, and your horizon, then install whichever you choose with the same discipline.

The tear-out is half the value of hiring this out. Floating floors come up fast, but what they reveal, subfloor damage from years of seam leaks, pet accidents that soaked through, squeaks that were always blamed on the laminate, gets fixed properly while everything is open. New floors over old problems is not a service we sell.

What the job includes

  • Honest material re-selection: laminate again, LVP, or hardwood
  • Complete tear-out and haul-off of the failed floor
  • Subfloor repair, flattening, and squeak elimination while exposed
  • Moisture investigation wherever the old floor swelled
  • New floor installed to its spec sheet, gaps and all
  • Trim, transitions, and a written schedule kept

How the job runs

The walkthrough

We measure, check the subfloor for moisture and flatness, and talk through underlayment options. Straight price in writing before work starts.

Prep that lasts

Old flooring out, subfloor leveled, the right underlayment for your slab or joists. Quiet floors come from this step, not from the plank box.

Tight installation

Rows locked with staggered joints, expansion gaps at every wall, doorway transitions that do not catch your sock.

The walkoff

We walk it with you, reinstall base and shoe molding, and haul every scrap out.

What your old laminate's failure is telling you

Read the autopsy before buying the successor. Laminate that died of water in a kitchen is a vote for waterproof vinyl this time. Laminate that wore through in traffic lanes says the AC rating was too low for your household, so buy tougher, not prettier. Laminate that buckled every summer was installed without expansion room, and any floating floor will repeat that fate unless the install habit changes. The floor failed for a reason, and the reason is instructions.

One more honest note: if multiple rooms are failing on the same timeline, replacing them together costs meaningfully less per room than one-at-a-time projects spread over years. We will price it both ways so you can weigh convenience against the checkbook.

What working with us looks like

You deal with the owner, start to finish. Thiago quotes the job, the same crew does the work, and the site gets left clean enough that the only evidence we were there is the floor. Licensed, certified, insured, and honestly reviewed at 5.0 on Google. The company exists because Thiago wanted to treat every client like family, and fourteen years of referrals say the idea works.

Materials we stand behind

Laminate lives and dies by its rating letters. We source AC3 and better residential product and AC4-plus commercial grades through ProSource Wholesale, from manufacturers whose locking systems and cores we have installed for years and trust. Water-resistant tiers get specified honestly: what they tolerate, for how long, and where they still do not belong.

Underlayment gets chosen with the same seriousness, because half of what people love or hate about a laminate floor, the sound, the feel underfoot, the warmth, comes from what is under it. The right pad for your subfloor and rooms costs a little more than the bargain roll and improves every single step you take on the floor afterward.

Where we do this work

Laminate replacement season never really ends in Olathe and Lenexa, where early-2000s builds installed the first generation of the product, and in Kansas City, MO rentals hitting turnover.

Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. If you are anywhere in the KC metro and need laminate floor replacement handled by people who do it every week, you are inside the circle.

How do I know my laminate is done rather than repairable?

Widespread wear-through, swelling at multiple seams, or systemic movement means done. Localized damage with sound floor around it means repairable. We look for free and tell you which, with numbers for both paths.

Should I replace laminate with laminate?

Often yes, the modern product is genuinely better. But kitchens and moisture-prone rooms usually deserve the switch to waterproof vinyl, and long-horizon owners sometimes step up to hardwood. The right answer is room-specific and we will walk it with you.

Can the new floor go over the old laminate?

No. Floating floors never get buried under new flooring; they move, and everything above them fails. Old laminate comes out. The good news is that tear-out on floating floors is fast and cheap.

What will you find under my old laminate?

Usually a subfloor with a few stories: moisture marks under old seam failures, some squeaky spots, occasionally worse. We photograph anything notable and price fixes before proceeding. Everything is cheapest to fix while the floor is open.

How long does a laminate replacement take?

Tear-out through finished trim typically runs two to four days per floor level. Add a day when subfloor repairs turn out to be real. You get dates in writing before we start.

How do I get a price for laminate floor replacement?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
