Floors we work on around Mission

Mission packs a lot of mid-century housing into a few square miles, and nearly all of it came with solid oak floors. Sixty-plus years later those floors are either lovingly maintained, hiding under carpet, or somewhere between, and we have worked on every version.

The Johnson Drive corridor keeps Mission’s little downtown busy, and the neighborhoods around it keep us busy: refinishing, board repair after old plumbing surprises, and material upgrades in kitchens and baths where the original builders never imagined a dishwasher.

Mission’s walkable core means many of its houses have been rentals at some point in their lives, and rental years leave signatures: painted-over thresholds, quick-fix patches, and finishes layered over finishes. Unwinding that history is normal work for us, and the oak underneath usually forgives everything once it is properly bare again.

How a job runs, wherever you are

Every project starts the same way: you call or send the contact form, and Thiago sets a time to come see the floor in person, usually within a few days. He measures, checks what is under and around the flooring, and talks through options at more than one budget. Then you get a straight price in writing. Not a range that grows later, a price, with the reasoning attached.

On work days the crew shows up when we said, protects the parts of your home the job touches, and runs the equipment that keeps dust and disruption down, including vacuum-contained sanding rigs on refinishing work. Wood acclimates before it is fastened, subfloors get corrected before anything covers them, and finishes cure on the schedule chemistry demands rather than the one impatience prefers.

At the end you walk the floor with us. Anything you flag gets addressed before we consider the job done, the site gets left clean, and you keep a written record of the materials and finishes used so future repairs or additions can match. That is the whole system. It is not complicated, it is just consistently applied, and it is why our Google rating looks the way it does.
