Lawrence floors, from Old West side character to campus rentals
Hardwood, vinyl, laminate, and tile for Lawrence homes and businesses, from the family-run crew based twenty minutes away in Shawnee.
Floors we work on around Lawrence
Lawrence packs remarkable variety into one town: nineteenth-century houses with original pine and fir, sturdy four-squares and bungalows ringing downtown, mid-century neighborhoods, and a rental market that never sleeps. Floors here range from museum-worthy to thoroughly student-tested, sometimes on the same block.
We bring both hands to that spread: conservative restoration technique for the historic stock, and rugged, budget-smart installs for rentals and family homes. The judgment call, what deserves saving versus what needs replacing, is where our experience earns its keep.
Lawrence also brings something few metro towns do: owners who have researched their floors before calling. We welcome it. Bring your questions about finishes, VOCs, wear layers, and species, and you will get straight technical answers, because informed clients make the best decisions and the happiest outcomes.

What we get called for most
Lawrence work includes Old West Side and East Lawrence refinishes where original wood carries real history, board repairs in homes that have hosted a century of Jayhawks, and durable plank installs across the rental stock near campus. Owners here are well-informed and ask good questions; we like that.
Game weekends are their own scheduling reality here: nobody wants a floor curing on a home Saturday, and we plan Lawrence projects around the calendar every fall. Tell us your non-negotiable dates and the schedule bends around them, not the other way.

How a job runs, wherever you are
Every project starts the same way: you call or send the contact form, and Thiago sets a time to come see the floor in person, usually within a few days. He measures, checks what is under and around the flooring, and talks through options at more than one budget. Then you get a straight price in writing. Not a range that grows later, a price, with the reasoning attached.
On work days the crew shows up when we said, protects the parts of your home the job touches, and runs the equipment that keeps dust and disruption down, including vacuum-contained sanding rigs on refinishing work. Wood acclimates before it is fastened, subfloors get corrected before anything covers them, and finishes cure on the schedule chemistry demands rather than the one impatience prefers.
At the end you walk the floor with us. Anything you flag gets addressed before we consider the job done, the site gets left clean, and you keep a written record of the materials and finishes used so future repairs or additions can match. That is the whole system. It is not complicated, it is just consistently applied, and it is why our Google rating looks the way it does.
Materials come through ProSource Wholesale at contractor pricing, which means the hardwood, vinyl, laminate, and tile we quote costs you less than retail and the catalog runs far deeper than any showroom floor. Bring inspiration photos if you have them. We will bring samples that make sense for your rooms, your household, and your budget, and we will tell you plainly which upgrade steps are worth the money and which ones only look like it.
The short version
- Owner looks at every job in person
- Straight price in writing, no games
- Dust-contained equipment as standard
- Same crew from quote to walkoff

Ready when you are
For Lawrence projects, tell us the neighborhood and the house’s age up front, because that predicts the floor before we arrive. Historic homes get an assessment-first visit; rentals and newer houses go straight to samples and scheduling. Either way, K-10 makes the trip easy and the pricing identical to our home turf.

Real questions from real phone calls. If yours is not here, ask it the direct way and talk to the people who do the work.
Need more help?
Thiago answers flooring questions all day and enjoys it.
(913) 915-3193hardwoodkingsinc@gmail.comCan you restore the original floors in my Old West Side house?
That is exactly the work we want. Conservative sanding, matched-stock repairs, and finishes suited to old wood. We treat irreplaceable floors as irreplaceable.
What do you install in student rentals?
Rigid-core vinyl plank, almost without exception: waterproof, scratch-stubborn, and presentable after tenants that test everything. Turnover-window scheduling is standard for us.
Is Lawrence too far for your crew?
Not at all, K-10 puts you about thirty-five minutes from our shop. We are in Lawrence often enough that it schedules like local work.
My bungalow's fir floors are worn through in paths. Options?
Fir is soft and honest about wear. We refinish conservatively, weave in matched boards where paths went bare, and set expectations truthfully, because fir rewards care, not miracles.
Do you work with Lawrence landlords on multiple properties?
Yes, several portfolios already. Consistent materials across units, predictable pricing, and scheduling matched to lease cycles.
Do you cover the rest of Douglas County, KS too?
Yes. From Lawrence we also serve Eudora and the properties between them, all on the same crew and the same written pricing. Neighboring referrals are easy to accommodate, and county-wide projects can share a single schedule.
