Old commercial vinyl floor being replaced in a business space

Commercial Vinyl Flooring Replacement

Curling seams, dented traffic lanes, adhesive letting go: worn commercial vinyl stops being a floor and starts being a hazard log entry. We replace it in phases, off-hours, with the cause of death fixed underneath.

Replacement as risk management

In a business, a failing floor is a liability before it is an aesthetic problem: lifted edges trip customers, dented lanes hold water, and worn wet-zone product loses its slip rating. Replacement planned on your calendar beats an incident report on someone else’s. We assess honestly, including whether targeted section replacement can buy you a season when budgets are tight, then run the project in contained, phased zones that keep you open.

Old vinyl removal is half the job: decades-old adhesive, sometimes multiple flooring generations stacked, occasionally black cutback adhesive in older buildings that demands specific handling. We grind to clean substrate, correct the moisture or wear conditions that killed the last floor, and set the new specification on ground that deserves it.

What the job includes

  • Hazard-honest assessment, including partial-replacement options
  • Old vinyl and adhesive removal to clean substrate
  • Legacy adhesive handling in older buildings, done properly
  • Moisture and substrate correction before the new floor
  • New commercial specification matched to the space’s real use
  • Phased off-hours execution with written schedule commitments

How commercial jobs run

Scope and schedule

We walk the space with you or your property manager, nail down the scope, and build a schedule around your business hours, nights and weekends included.

Site protection

Work zones contained, walkways kept safe and open, dust and noise managed so you can keep operating while we work.

Phased installation

Large floors go in phases so part of your space stays usable. Materials are spec'd for the traffic your business actually sees.

Punch list and handoff

We walk the finished floor with you, clear the punch list, and hand off maintenance guidance so the floor lasts.

Read the old floor before buying the new one

Every worn commercial vinyl floor is a report on its environment. Dents mapped along the same paths mean rolling loads exceeded the spec: buy a heavier wear layer. Seams that curled near the kitchen mean moisture or cleaning chemistry: change the format or the regimen. Adhesive failure in spring means slab vapor: mitigate this time. Reordering the same floor because the SKU is on file schedules the same replacement again. We read the failure and spec against it.

Also worth candor: some older buildings hide asbestos-containing flooring or mastic under the top layers. When age and appearance suggest it, testing comes before demolition, full stop. It is a legal requirement and a health matter, and the schedule accounts for it honestly rather than discovering it mid-grind.

The way we do business

No sales scripts, no pressure, no mystery math. You call, Thiago comes out, and you get a straight price in writing with the reasoning attached. If your floor needs less than you feared, you will hear that too, because we would rather keep a neighbor than win an invoice. We have been running this way in Shawnee since 2012, we are licensed and insured, and the 5.0 Google rating is the receipt.

Materials specified, not just supplied

Commercial flooring is bought by the spec sheet, and we read them for a living: traffic classifications, wear ratings, slip coefficients, rolling-load numbers, and the warranty terms hiding behind the marketing. Sourcing through ProSource Wholesale and commercial distributors keeps material pricing competitive, and speccing honestly keeps the floor from becoming a line item again in three years.

Every commercial proposal we write names the products, their ratings, and why they match your space’s actual use. If a cheaper product genuinely meets your traffic, we will offer it. If the bid next to ours got cheap by dropping a rating your business needs, we will show you exactly which line to compare. Floors are easier to buy well when the paperwork is honest.

How do we know it is time to replace our commercial vinyl?

Lifted seams and edges, permanent dent lanes, slip-rating loss in wet zones, or adhesive release you can feel underfoot. Any of those is the floor asking. We will assess it honestly, including whether repairs can defer the project.

Can you replace flooring in sections as budget allows?

Often yes, prioritized by hazard and visibility. Phased replacement over budget cycles is a normal commercial pattern, and we plan product continuity so the phases match when complete.

What about asbestos in our old floor?

Buildings of a certain age get tested before demolition, no exceptions. If results come back positive, licensed abatement precedes our work. It is handled properly and scheduled transparently.

How disruptive is the removal process?

It is the louder half of the job, which is why it lands in your off-hours. Contained zones, dust extraction on the grinders, and daily cleanup keep the operating parts of your space genuinely usable.

Will the new floor last longer than the old one did?

That is the point of reading the failure. Specified against your actual traffic, moisture, and cleaning reality, the replacement should meaningfully outlast its predecessor, and we put the reasoning in the proposal.

How do I get a price for commercial vinyl flooring replacement?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
