Commercial Vinyl Flooring Installation

Commercial LVT, sheet vinyl, and rigid plank carry most of the metro’s clinics, shops, kitchens, and corridors, quietly taking abuse that would destroy prettier floors. We install them to the spec sheets that make the warranties real.

Specified for your traffic, not the showroom's

Commercial vinyl is a family of very different products: glue-down LVT for retail and office fields, heat-welded sheet for clinics and kitchens where seams cannot harbor anything, rigid plank where speed and budget lead, and slip-rated formats for wet zones. The right answer starts from your traffic, your cleaning regimen, and your regulatory reality, and we write specifications from those instead of from whatever a distributor is moving that quarter.

Installation discipline is identical to our residential standard, plus commercial realities: moisture-tested slabs with mitigation when the numbers demand it, adhesives matched to rolling loads, flatness ground to spec, and welded seams where the room’s hygiene rules require them. Vinyl floors fail at the substrate and the seams, so that is where the labor goes.

What the job includes

  • Product specification by traffic class and cleaning regimen
  • Slab moisture testing with mitigation when readings demand it
  • Glue-down, rigid, and heat-welded sheet installation
  • Slip-rated and wet-zone products where codes call for them
  • Phased scheduling around business operations
  • Transition, base, and detail work that finishes the job properly

How commercial jobs run

Scope and schedule

We walk the space with you or your property manager, nail down the scope, and build a schedule around your business hours, nights and weekends included.

Site protection

Work zones contained, walkways kept safe and open, dust and noise managed so you can keep operating while we work.

Phased installation

Large floors go in phases so part of your space stays usable. Materials are spec'd for the traffic your business actually sees.

Punch list and handoff

We walk the finished floor with you, clear the punch list, and hand off maintenance guidance so the floor lasts.

Commercial vinyl truths from the field

Moisture failure is the number one commercial vinyl killer in this metro: slabs that test fine in a dry October release vapor all spring, and adhesive that lets go under an office’s worth of furniture is a catastrophic warranty fight. We test properly, mitigate when readings are marginal, and keep the documentation, because the difference between a two-dollar and a six-dollar-per-foot moisture decision is a floor that stays down.

The second truth: rolling loads eat cheap vinyl. Office chairs, pallet jacks, med carts, and display dollies concentrate weight that dents low-spec product permanently. Traffic rating on the spec sheet is not marketing, and we will match it against how your space actually moves rather than how it looked at the walk-through.

Why the crown on the truck

The royal treatment is not marble columns and markup. It is the owner answering your call, showing up when he said, telling you the truth about your floor, and standing behind the work afterward. Hardwood Kings has run on that definition since 2012: family-run, licensed and certified, insured, and rated 5.0 by the people of the KC metro who have already hired us.

Materials specified, not just supplied

Commercial flooring is bought by the spec sheet, and we read them for a living: traffic classifications, wear ratings, slip coefficients, rolling-load numbers, and the warranty terms hiding behind the marketing. Sourcing through ProSource Wholesale and commercial distributors keeps material pricing competitive, and speccing honestly keeps the floor from becoming a line item again in three years.

Every commercial proposal we write names the products, their ratings, and why they match your space’s actual use. If a cheaper product genuinely meets your traffic, we will offer it. If the bid next to ours got cheap by dropping a rating your business needs, we will show you exactly which line to compare. Floors are easier to buy well when the paperwork is honest.

Where we do this work

Commercial vinyl runs through our schedule constantly: clinics in Overland Park, retail suites in Olathe, and back-of-house spaces across Kansas City, MO.

Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. If you are anywhere in the KC metro and need commercial vinyl flooring installation handled by people who do it every week, you are inside the circle.

What is the difference between commercial and residential LVT?

Wear layer thickness, dimensional stability, and adhesive systems rated for rolling loads. Commercial product costs more per box and dramatically less per year in a business environment. The spec sheet lines tell the story and we read them with you.

Do you install heat-welded sheet vinyl?

Yes, including coved-base details for clinics, kitchens, and any space where seams must be sealed. Welded sheet is its own craft and exactly the kind of work where hiring a crew that does it regularly matters.

How fast can a commercial vinyl floor be back in service?

Glue-down floors typically take traffic within a day and rolling loads shortly after, adhesive-dependent. Rigid click products are walkable immediately. Your schedule gets built around those cure realities honestly.

Our slab had moisture problems before. Can vinyl still work?

Usually yes, with testing and the right mitigation system under the adhesive. It adds cost and it is worth every cent, because vinyl over an untreated wet slab is a floor with an expiration date.

Can you work around our business hours?

That is standard for us, not an accommodation. Nights, weekends, and phased zones keep you operating, and the phasing plan is agreed in writing before work begins.

How do I get a price for commercial vinyl flooring installation?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
