Dustless Floor Sanding

Old-school floor sanding coated whole houses in fine white dust. Our rigs capture it at the drum with vacuum containment, so refinishing stops being a reason to move out for a week.

How dustless actually works

Every sander we run, from the big machines to the edgers, connects to high-velocity vacuum extraction that pulls dust at the point it is created, before it reaches your air. The dust travels to sealed containment instead of your ductwork, your curtains, and every flat surface you own. Industry standard machines capture the overwhelming majority of what old equipment used to launch airborne.

This matters most in furnished, occupied homes, which is nearly all of them. Families with kids, allergy sufferers, home offices full of electronics, kitchens that need to keep functioning. Dustless sanding is why most of our refinishing customers stay home through the job.

What the job includes

  • Vacuum-contained sanding on every machine, every pass
  • Sealed HVAC vents and doorway containment as backup
  • The same staged grit sequence as any quality resand
  • Air-quality friendly cleanup between sanding and finishing
  • Waterborne low-odor finish options to match the low-dust job
  • A house you can live in while the work happens

How the job runs

The walkthrough

Thiago comes out, looks at the floor and the subfloor, measures, and talks through what you actually need. You get a straight price in writing before anything starts.

Prep and protection

Furniture moved, vents sealed, adjacent rooms masked off. Wood acclimates on site so boards settle before they are fastened, not after.

The work itself

The crew that quotes the job does the job. Boards laid tight, sanding done in stages, finish applied in thin even coats with real cure time between them.

The walkoff

We walk the finished floor with you board by board. Anything you flag gets fixed before we call it done, and the site gets left cleaner than we found it.

Dustless is a method, not magic

Honesty first: no sanding process is one hundred percent dust free, and anyone claiming zero dust is rounding up for the sales pitch. You will find some fine dust near the work area afterward. What dustless containment genuinely delivers is the difference between wiping a few shelves and deep-cleaning your entire home, and between breathing filtered air versus haze.

Also worth knowing: dustless does not cost dramatically more. The equipment is our standard kit, not a premium add-on. If a company quotes dustless as a big upcharge, they are charging you for owning modern tools.

Why people call us instead of the big outfits

Hardwood Kings is Thiago Reis and his crew, not a call center with subcontractors. The person who looks at your floor is the person responsible for how it turns out, and the company’s whole reputation, fourteen years of it, rides on every job. We are licensed, certified, and insured, our Google rating sits at 5.0, and most new work comes from referrals and repeat customers. That is what treating clients like family earns, and it is the only marketing we have ever really trusted.

Materials we stand behind

We buy wood through ProSource Wholesale, which does two things for you: contractor pricing on brand-name flooring, and access to the full catalog instead of whatever fits in a showroom. Oak, hickory, maple, walnut, and specialty species in solid and engineered construction, in widths from classic strip to wide plank. You look at real samples in your own light before anything is ordered.

Finishes get the same care. We work with commercial-grade waterborne and oil-modified systems, matte through gloss, and we will tell you honestly how each choice ages, shows dust, and handles your household. The cheapest material on the shelf and the most expensive rarely win; the right middle is where value lives, and we will show you where that is for your project.

Where we do this work

Dustless matters most where people live close to their floors: occupied family homes in Overland Park, book-filled bungalows in Prairie Village, and condos in Kansas City, MO where dust travels to the neighbors.

Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. If you are anywhere in the KC metro and need dustless floor sanding handled by people who do it every week, you are inside the circle.

Is dustless sanding really worth it?

If your home is furnished and occupied, yes without question. The cleanup difference alone pays for itself in time, and anyone with asthma or allergies will feel the difference in the air during the work.

Do I need to leave my house during dustless sanding?

Most customers stay. The work is loud during machine hours, so home-office calls need planning, but the air stays livable and rooms outside the work zone stay usable.

Does dustless sanding work as well as traditional sanding?

The sanding quality is identical, and arguably better, because the vacuum keeps grit from re-scratching the surface under the machine. Containment changes where the dust goes, not how the floor gets flattened.

Do you seal off my HVAC system?

Yes, we close and cover vents in the work area as a belt-and-suspenders step, and recommend swapping your furnace filter after the job. Containment catches nearly everything, and the filter catches the rest.

Can dustless equipment handle stairs and edges?

Yes. Our edgers and detail sanders run on the same vacuum extraction as the big machines, which is exactly where old-school sanding used to leave the worst mess.

How do I get a price for dustless floor sanding?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
