New solid oak hardwood floor being installed in a Shawnee, Kansas home

Hardwood Floor Installation

New hardwood is a thirty year decision, so we treat the install like one. Solid or engineered, nailed or glued, laid straight and tight over a subfloor we have actually prepared. Family-run out of Shawnee since 2012.

A new wood floor, done in the right order

Plenty of crews can lay boards. The difference between a floor that stays quiet and flat for decades and one that gaps, cups, and squeaks by year three is everything that happens before the first board goes down. We check moisture in the slab or joists, flatten the subfloor, and let the wood acclimate in your house until it stops moving. Then we install.

You pick the species, width, and grade with real guidance instead of a brochure. White oak for durability and a modern look, red oak to match the rest of a mid-century Johnson County house, hickory for hard wear, walnut when you want the dark drama. We buy through ProSource Wholesale, which keeps material pricing honest.

What the job includes

  • Moisture testing of slab or subfloor before anything is ordered
  • Subfloor flattening, repair, and squeak elimination
  • On-site acclimation of the wood, measured not guessed
  • Nail-down, glue-down, or floating install to match the structure
  • Vents, transitions, and base shoe finished to match
  • Full haul-off and a board-by-board walkthrough at the end

How the job runs

The walkthrough

Thiago comes out, looks at the floor and the subfloor, measures, and talks through what you actually need. You get a straight price in writing before anything starts.

Prep and protection

Furniture moved, vents sealed, adjacent rooms masked off. Wood acclimates on site so boards settle before they are fastened, not after.

The work itself

The crew that quotes the job does the job. Boards laid tight, sanding done in stages, finish applied in thin even coats with real cure time between them.

The walkoff

We walk the finished floor with you board by board. Anything you flag gets fixed before we call it done, and the site gets left cleaner than we found it.

Straight talk about new hardwood

If a bid comes in noticeably cheaper than the others, the savings are usually hiding in the prep. Skipped moisture tests and unflattened subfloors do not show up at the walkthrough. They show up eighteen months later as gaps, movement, and callbacks nobody answers. We would rather lose a job on price than install over a wet slab.

Also, be careful with prefinished flooring sold as a shortcut. It is a fine product and we install plenty of it, but the micro-bevels between boards collect dirt in a way site-finished floors do not. Which one fits you depends on your house and your patience for dust. We will lay out both honestly.

The way we do business

No sales scripts, no pressure, no mystery math. You call, Thiago comes out, and you get a straight price in writing with the reasoning attached. If your floor needs less than you feared, you will hear that too, because we would rather keep a neighbor than win an invoice. We have been running this way in Shawnee since 2012, we are licensed and insured, and the 5.0 Google rating is the receipt.

Materials we stand behind

We buy wood through ProSource Wholesale, which does two things for you: contractor pricing on brand-name flooring, and access to the full catalog instead of whatever fits in a showroom. Oak, hickory, maple, walnut, and specialty species in solid and engineered construction, in widths from classic strip to wide plank. You look at real samples in your own light before anything is ordered.

Finishes get the same care. We work with commercial-grade waterborne and oil-modified systems, matte through gloss, and we will tell you honestly how each choice ages, shows dust, and handles your household. The cheapest material on the shelf and the most expensive rarely win; the right middle is where value lives, and we will show you where that is for your project.

Where we do this work

We install hardwood across the whole metro: new builds in Olathe, carpet-to-hardwood conversions in Overland Park, and wide-plank upgrades in Leawood. Wherever you are within fifty miles of Shawnee, the same crew shows up.

Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. If you are anywhere in the KC metro and need hardwood floor installation handled by people who do it every week, you are inside the circle.

Solid or engineered hardwood, which should I pick?

Solid gives you the most refinishes over its life and is the default above grade on wood joists. Engineered handles slabs and humidity swings better and comes in wider planks at friendlier prices. We look at your structure first, then recommend, because the house often decides for you.

Can hardwood go over my concrete slab?

Yes, usually as glue-down engineered or a floated floor, after we test the slab for moisture. Solid nail-down needs a plywood substrate first, which adds cost and height. We will tell you what your slab can honestly support.

How long does an installation take?

A typical main level runs three to five days including acclimation checks, prep, and trim work. Site-finished floors add sanding and finishing days on top. You get a written schedule before we start.

Do you remove the old flooring first?

Yes. Tear-out, subfloor repair, and haul-off are part of the job, not surprise add-ons. If the old floor is hardwood worth saving, we will say so before you pay to replace it.

Will new hardwood match the oak I already have?

Usually we can lace new boards into the old and finish both together so the line disappears. Where that is not practical, we use a clean transition and match stain so the floors read as siblings rather than strangers.

How do I get a price for hardwood floor installation?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. Thiago comes out, looks at the actual conditions, measures, and hands you a straight price in writing, usually within a few days of your call. No pressure follows it, and the number does not mutate once work starts.
