The craft under the finish
Sanding a floor flat is harder than it sounds. Old floors undulate, board edges sit proud, and different boards within one floor sand at different rates. We work through progressive grits, edge carefully so the perimeter matches the field, and screen between passes. The finish coat is just the varnish on this work, literally.

Prep and protection
Furniture moved, vents sealed, adjacent rooms masked off. Wood acclimates on site so boards settle before they are fastened, not after.
The work itself
The crew that quotes the job does the job. Boards laid tight, sanding done in stages, finish applied in thin even coats with real cure time between them.
The walkoff
We walk the finished floor with you board by board. Anything you flag gets fixed before we call it done, and the site gets left cleaner than we found it.
What bad sanding looks like later
Drum stop marks, dish-out along soft grain, edger swirls in the corners, and waves you can see in raking evening light. None of it is visible on raw wood to an untrained eye, and all of it jumps out once stain and sheen go on. That is why we walk the bare floor with you before finishing, and why we sand like the stain is going to be dark even when it is not.
The other thing to watch is over-sanding. A crew that takes a floor down further than needed is spending wear layer you will want in fifteen years. We remove what the job requires and not a pass more.

For a full refinish, yes. Some floors in good shape qualify for a screen-and-recoat instead, which abrades just the old finish and adds a fresh coat on top. It costs less and buys years. We will tell you if your floor qualifies.
How much wood does sanding remove?
A full resand typically takes off around a millimeter, sometimes less with modern machines. A solid oak floor can usually give you several of those over its life. We measure wear layer first so nothing is spent blindly.
Can you sand out cupping?
Minor cupping, often yes, once the moisture cause is fixed and the floor has dried flat-ish. Sanding badly cupped boards flat costs a lot of wear layer, so we talk through whether flattening or board replacement is smarter.
Do stairs get sanded too?
Yes, treads and risers can be sanded and refinished along with the floor so the whole staircase matches. It is detail work done largely by hand, and we quote it as its own line so you see the cost clearly.
How dusty will my house get?
With containment, not very. You will wipe some fine dust off nearby surfaces afterward, but there is no white film through the house. Most customers are surprised at how clean the process runs.
