Luxury Vinyl Plank Installation

LVP earned its popularity: waterproof, tough, convincing wood looks, friendly pricing. The product is good. The installs are where it goes wrong, and where we go right.

Why LVP lives or dies on prep

Luxury vinyl plank is thin and semi-flexible, which means it telegraphs every ridge, dip, and staple hole in the subfloor up through the surface. The plank aisle cannot save a bad substrate. So our LVP installs start with grinding, patching, and leveling until the floor underneath is genuinely flat, and only then do planks click together. That is the difference between seams that stay locked for fifteen years and seams that peak and separate by year two.

We help you pick product with the same honesty. Wear-layer thickness, core type, and locking mechanism quality separate flooring that survives dogs and teenagers from flooring that looks tired fast. Through ProSource we can put real specimens in your hands at several price tiers and tell you plainly what each one buys.

What the job includes

  • Subfloor grinding, patching, and leveling to plank-spec flatness
  • Moisture testing on slabs before installation
  • Product guidance by wear layer, core, and locking system
  • Precision cuts at casings, jambs, and irregular walls
  • Matching transitions, stair nosing, and trim
  • Old floor tear-out and haul-off when needed

How the job runs

The walkthrough

We check what is under your current floor first, because vinyl shows every hump and dip in the subfloor. Then you get a straight price in writing.

Subfloor flattening

This is the step cheap installs skip. We grind, patch, and level so planks lock flat and stay locked, no bouncing seams a year in.

Precision install

Planks and tiles cut clean around casings and jambs, expansion gaps held to spec, transitions finished with matching trim rather than whatever was on the truck.

The walkoff

Full walkthrough with you, registers and trim reinstalled, site vacuumed and hauled clean.

Straight talk about LVP

Waterproof means the plank itself will not swell. It does not mean the floor is a bathtub liner: water that gets through seams can still sit on the subfloor. We seal the perimeter in wet-prone rooms and set expectations honestly. LVP is the right call for kitchens, basements, and mudrooms, and it still deserves prompt mopping when things spill.

One more thing worth saying: LVP in every room of a nice house flattens the character out of it. We often recommend hardwood in the living spaces and LVP where water and wear live. It splits the budget sensibly and each material works where it is strongest.

Why the crown on the truck

The royal treatment is not marble columns and markup. It is the owner answering your call, showing up when he said, telling you the truth about your floor, and standing behind the work afterward. Hardwood Kings has run on that definition since 2012: family-run, licensed and certified, insured, and rated 5.0 by the people of the KC metro who have already hired us.

Materials we stand behind

Vinyl quality is invisible in a showroom and obvious in year three. We source rigid-core and flexible products through ProSource Wholesale at contractor pricing, and we spec by the numbers that matter: wear-layer thickness, core construction, locking mechanism, and the manufacturer’s actual warranty terms rather than the shelf tag.

That lets us put honest tiers in front of you. A rental unit and a forever home should not buy the same plank, and neither should a quiet bedroom and a mudroom with two retrievers. We match the spec to the room and show you what each step up buys, in plain numbers. When a mid-tier product is the smart money, that is what we will say.

Where we do this work

LVP is our most requested install in Olathe and Lenexa family homes, and in basements across Overland Park where a little humidity is a fact of life.

Our shop sits in Shawnee and the working radius runs fifty miles in every direction, which covers Johnson, Wyandotte, and Jackson counties and everything between. If you are anywhere in the KC metro and need luxury vinyl plank installation handled by people who do it every week, you are inside the circle.

Is luxury vinyl plank really waterproof?

The planks themselves, yes. The floor as a system resists water very well but is not a sealed membrane, so spills still get wiped up and floods still get dried out. For rooms with real water exposure we detail the perimeter accordingly.

How long does LVP last?

Quality product over proper prep runs fifteen to twenty five years in a home. Wear layer is the biggest variable: 20 mil handles families and pets, 12 mil suits quieter rooms. We match the spec to your household honestly.

Can LVP go over my existing floor?

Sometimes, over flat well-bonded tile or vinyl. Never over carpet, floating floors, or anything with movement. Skipping tear-out saves money only when the surface below is genuinely sound, and we will tell you which case yours is.

Does LVP work over concrete basement slabs?

It is the best floor for that job, full stop. Slab gets moisture-tested and leveled, planks float over a proper underlayment, and the result handles basement life better than any wood or laminate could.

LVP or laminate, which should I pick?

Water decides. LVP is fully waterproof and a touch softer underfoot; modern laminate is more scratch-resistant and often looks more convincingly like wood, but only tolerates moisture. Kitchen or basement, LVP. Dry living room with dogs, laminate deserves a look.

How do I get a price for luxury vinyl plank installation?

Call (913) 915-3193 or send the contact form with a rough description of the rooms and what is on the floor now. No pressure follows it, and the number does not mutate once work starts.
